Intelligence, engineered into the architecture.
UNIT07 designs deeply integrated, local-first automation for exceptional homes. One resilient system, shaped around the property, its people and the way they actually live.

MODE / LOCAL-FIRST
PROFILE / BESPOKE
Not smart home as usual.
Off-the-shelf automation starts with a catalogue. UNIT07 starts with behaviour, risk, architecture and intent. We integrate the property as one coherent machine — without making the home feel like one.
Exclusivity is not decoration. It is the confidence that every system has been considered, connected and tested for one specific home.
Engineering depth / restrained interfaces / dependable outcomesRules reflect the occupants, seasons, spaces and operational priorities.
Technology recedes. The right action happens without constant interaction.
Graceful fallbacks, clear manual control and failure-aware automation.
Local processing first; remote access only where desired and appropriate.
See the property think.
A dedicated cinematic space for a future UNIT07 film — where architecture, energy and intelligence can be understood as one responsive system.

Every subsystem. One intelligence.
We use a highly customised and optimised openHAB core to make otherwise isolated systems exchange state, context and priorities.
Energy & sustainability
Solar surplus, home battery, EV charging, pool heat pump and flexible loads coordinated through dynamic priorities.
Comfort & climate
Underfloor heating and air conditioning respond to occupancy, thermal inertia, weather and indoor conditions.
Security & access
Gates, video, alarms, sensors, licence plate recognition, presence logic and clear, relevant alerts.
Outdoor & water
Sector-based irrigation, pool systems, shades and weather protection use live environmental context.
Lighting, AV & scenes
Architectural lighting, voice control, multi-room AV and cinematic sequences orchestrated as complete experiences.
Monitoring & foresight
Distributed sensors, anomaly detection, maintenance signals and system health made operationally useful.

One core.
Many languages.
A visual placeholder for the hidden engineering layer: protocols, sensors, control logic and human intent brought into one coherent local system.
The home reads the situation.
A rule is useful only when it understands context. Inputs are fused, constraints are respected and actions remain explainable.
Rain begins. Wind rises.
The system protects glazing and solar shades without creating a new risk — then records what it did and why.
Examples are tailored per project and are not presented as standard features.
Enter the UNIT07 core.
Open the portal to explore how one local intelligence coordinates changing conditions across an exceptional property. The scenarios are illustrative — every real system is engineered around its architecture, risks and priorities.
Private core. Useful intelligence.
AI is a defined system layer — not a slogan. It can assist prediction, anomaly detection, natural-language interaction and decision support while deterministic safety rules stay in control.
Local-first architecture
Core automation can operate entirely on the property, without a mandatory cloud dependency. Remote access and cloud services are added only when the client wants them and the architecture supports them safely.
- Essential automations continue without internet
- Direct local device communication whenever possible
- Data boundaries defined during design
- Manual control and graceful degradation planned
AI with a job description
Depending on the project, the AI layer may forecast energy availability, detect unusual consumption, prioritise flexible loads, summarise system health or translate a natural-language request into a controlled action.
- Forecast before shifting loads
- Detect anomalies before they become failures
- Explain recommendations and actions
- Never replace engineered safety constraints
Open integration layer
openHAB provides a flexible automation core that can unify wired, wireless, legacy and contemporary systems. The result is protocol-agnostic: the experience is not constrained by one ecosystem.
- Preserve suitable existing infrastructure
- Bridge protocols instead of forcing replacement
- Separate interfaces from underlying hardware
- Design for maintenance and future evolution
Every change becomes context.
Arrival, weather, thermal demand and protection are not isolated events. They become coordinated inputs for the entire property.

Recognition with boundaries.
Authorised arrival can coordinate gates, lighting, selected zones and alerts — with explicit privacy, audit and fallback rules.

Comfort before intervention.
Weather, occupancy and thermal inertia inform heating, cooling, shading and air quality without constant user input.
Complexity, made quiet.
These examples illustrate the level of orchestration UNIT07 can engineer. Scope, safeguards and feasibility are defined for each property.
Use surplus where it matters most.
Solar production, battery reserve, EV departure time and pool temperature feed a dynamic priority model instead of several competing schedulers.

Water by sector, not by habit.
Plant type, soil moisture, temperature, recent and forecast rain, luminosity and seasonal limits inform each irrigation zone.

The property recognises the moment.
Authorised plate recognition opens the gate, selects safe lighting and prepares relevant zones, with explicit privacy and fallback rules.

One intent, an entire sequence.
A cinema scene lowers the projector lift and screen, powers AV by IR or IP, sets lighting and climate, and restores the room afterwards.

The property as a responsive system.
Energy, climate, access, water and outdoor systems share context. The interface stays quiet; the architecture does the work.

Designed before it is installed.
We select projects where deep integration creates meaningful value. That keeps attention high, decisions accountable and the finished system coherent.
Qualification
Project fit, location, stage, ambitions, constraints and decision-makers.
Systems audit
Architecture, existing technology, risks, interfaces and data flows.
Engineering
Functional design, priority logic, protocol map and failure modes.
Commissioning
Integration, testing, tuning and real-world scenario validation.
Evolution
Documentation, support, optimisation and considered future changes.
Who we work with.
UNIT07 is intentionally selective, because bespoke automation depends on close collaboration, clear standards and enough design space to do the work properly.
A strong fit
- New-build or considered renovation with early technical involvement
- Existing high-value property requiring deep system unification
- Client values privacy, resilience and long-term maintainability
- Architect, engineer and trades open to coordinated integration
- Scope justifies genuinely custom logic and commissioning
Usually not the right fit
- Single-device installation or quick retail replacement
- Lowest-cost procurement as the primary decision criterion
- Closed ecosystem with no room for responsible architecture
- No access for testing, documentation or commissioning
- Expectations based on vague “AI” features rather than clear outcomes
Direct answers.
Is UNIT07 tied to one manufacturer?
No. The system is designed around requirements and long-term operability. We use the most appropriate combination of protocols and equipment for each subsystem.
Can the home work without internet?
Yes. A local-first design allows core automation to operate on the property without a mandatory cloud. Individual third-party services may still require internet; those dependencies are identified explicitly.
Do you replace existing KNX, Loxone or other infrastructure?
Not automatically. Suitable infrastructure can often be retained and integrated. We audit condition, documentation, access and technical fit before recommending preservation or replacement.
Where does AI actually help?
Typical roles include energy forecasting, anomaly detection, predictive maintenance signals, natural-language interfaces and decision support. Safety-critical behaviour remains bounded by deterministic rules.
When should UNIT07 join a project?
As early as possible — ideally before electrical, lighting, HVAC, security and network decisions are fixed. We can also assess complex existing properties and renovations.
Do you take every enquiry?
No. We qualify for technical fit, timing, collaboration quality and the value custom engineering can create. If the project is not a fit, we will say so clearly.
